Deep Clean or Move-Out Clean: Which Do You Need?
On this page
Choose a deep clean for a lived-in home and a move clean for an empty one. The deciding question is whether you’re resetting the home for current residents or preparing it for someone’s arrival.
The short answer: is the home empty?
The goal of deep cleaning is a reset for current residents: detailed work in the home you’ll continue living in. A move clean prepares an empty home for handover to new residents, after belongings leave or before furniture arrives. Start with the condition of the home on cleaning day, not simply the fact that you’re moving.

You do not need to book both services for the same empty-home visit. The move-clean checklist already contains deep-clean work such as dry-cleaning baseboards, wiping vents and door frames, cleaning the range hood and deep-cleaning the tub.
Select the interiors or other extras you want alongside that checklist. The distinction is the setting and purpose, not a choice between a thorough clean and a light one. For a long-term rental handover, use the landlord’s room-by-room turnover checklist to plan cleaning alongside repairs and move-in checks.
What each clean covers
Both checklists combine kitchen, bathroom and floor cleaning with detailed work around the home. Compare the actual tasks rather than assuming that the word “move” automatically includes every cupboard or appliance interior.

What both add to a regular clean
Think of everyday surfaces, kitchens, bathrooms and floors as the regular-clean baseline. Both of these fuller checklists add attention to trim, buildup and less visible areas.
| Task | Deep clean | Move clean |
|---|---|---|
| Reachable surfaces, floors, mirrors and glass fixtures | Included | Included |
| Closet doors, handles and light switches | Included | Included |
| Dry-clean baseboards; wipe door frames and vents | Included | Included |
| Clean under furniture and appliances | Included | Included |
| Clean window sills and frames | Included | Included |
| Backsplash and range hood | Included | Included |
| Tub deep-clean and stain removal | Included | Included |
| Wipe fans in bedrooms and common areas | Not listed | Included |
| Make beds and tidy small objects | Included | Not listed |
| Inside oven, fridge and cabinets | Add-ons | Add-ons |
| Windows and tracks | Add-on | Add-on |
Kitchen work includes wiping appliance exteriors, cleaning the microwave inside and out, countertops, sink and faucets. Identify range hood grease and backsplash grime when noting focus areas. In the bathroom, both checklists include the toilet, mirrors, sinks, cabinet exteriors and tub, including deeper tub buildup and stains. Use the room-by-room deep cleaning guide to check those tasks against your occupied rooms as you make your list.
What changes in an empty home
Fans appear on the move-clean checklist; bed-making and tidying small objects appear on the deep-clean checklist. Once the home is empty, walk through the spaces where furniture stood and check behind the fridge and stove where visible. Note anything needing attention rather than assuming the newly exposed floor tells the whole story.
Extras for either
Empty cabinets and drawers before requesting cabinet-interior cleaning, and identify the cupboards you want included. Inside the oven and fridge are also extras for both services.
Window sills and frames are included; choose the windows-and-tracks add-on for that additional work. Both services also offer finished basement, additional appliances and cupboards, dishes, laundry and folding, hand-wiped and wet-cleaned baseboards, and interior walls as add-ons. Match your selections to the tasks you actually want done.
What each costs on the booking form
The booking form’s base rates are below. Each home size has a lower move-clean base rate than its deep-clean counterpart, but choose according to whether the home will be empty rather than price alone.
| Home size | Deep cleaning base rate | Move In/Out Cleaning base rate |
|---|---|---|
| Studio or 1 bedroom, 1 bath, under 600 sq ft | Deep cleaning: $259 before HST | Move In/Out Cleaning: $224 before HST |
| 2 bedrooms, 1 bath, 600 to 1,199 sq ft | Deep cleaning: $322 before HST | Move In/Out Cleaning: $287 before HST |
| 3 bedrooms, 2 baths, 1,200 to 1,999 sq ft | Deep cleaning: $472.50 before HST | Move In/Out Cleaning: $367 before HST |
| 4 bedrooms, 3 baths, 2,000 to 2,499 sq ft | Deep cleaning: $563.50 before HST | Move In/Out Cleaning: $458 before HST |
Check the booking form for the extras you want, especially appliance interiors, cabinet interiors and windows.
Compare the services using the same home details and intended extras. Keep the bedroom count, bathroom count and floor-area category consistent, then check your selections against your written task list. For example, if you want the fridge interior cleaned at either property, include that extra in each comparison rather than comparing a base checklist with an expanded one.
When each clean makes sense
Match the visit to the stage you’re at. A clean before packing serves a different purpose from one after the last load leaves, even at the same address.
A seasonal reset, hosting or catching up after a long gap
Walk through your occupied rooms and note details such as the range hood, tub or trim. Compare your list with the deep-clean tasks above, marking included work separately from extras. Keep belongings put away so those surfaces are accessible.
A move clean at the end of a lease or before moving in
Plan a move-out clean after leaving a rental or before handing over a sold home. For your next place, plan a move-in clean before furniture arrives. Put moving, cleaning and arrival in that order on your own schedule.
Selling a home
Choose deep cleaning before listing photos and showings while the home is furnished. Then assess the empty home after moving out and plan a move clean for handover. Those are separate stages, rather than overlapping services for the same visit.
Getting the home ready
In Tom’s Guide’s cleaning preparation advice, Lina DaSilva, owner of Toronto Shine Cleaning, suggests decluttering, securing pets and clearly communicating focus areas before a professional cleaning visit so the cleaner can be most effective.
For a move clean, finish removing belongings first. Keep your focus notes specific: identify the room, surface and requested extra rather than writing only “moving clean”.
What cleaning standard does Ontario require of tenants?
The Landlord and Tenant Board’s maintenance and repairs guidance says a tenant must keep the rental unit clean, up to the standard most people would consider ordinary or normal cleanliness. Use that standard as the starting point for your move-out planning, separately from deciding whether professional help would be useful.
When checking your lease’s cleaning terms, keep the Government of Ontario’s standard lease guidance in view: a lease cannot take away a right or responsibility under the Residential Tenancies Act. Compare any requested cleaning tasks with the checklist and chosen extras rather than treating a service name as a legal standard.
For landlords between tenants, ask the departing tenant about any belongings they want to collect later before arranging the cleaning. Settle the proposed storage and collection arrangements separately, and write down which rooms or cupboards will be clear for the visit. Plan the empty-unit clean around the removal of belongings rather than asking the cleaner to work around an unresolved pile.
For an empty rental in the York area, a lockbox can provide access for the visit; include the code, entry details and locking instructions in the booking notes. Oven, fridge and cabinet interiors can be selected as extras.
For a condo move, confirm elevator bookings with the building and coordinate the furniture removal before the cleaning visit. Keep access arrangements and the cleaning task list together so whoever books the visit has both.
When to bring in help
Professional help makes sense when you want the detailed kitchen, bathroom and trim work handled alongside packing, selling or settling in. Choose deep cleaning for an occupied-home reset.
For an empty home, Toronto Shine Cleaning’s move-in or move-out clean covers the kitchen, bathrooms, floors, baseboards, vents and fans, with appliance and cabinet interiors available as extras. Match the service to the home on cleaning day and call (647) 424-0355 to discuss which clean fits.
Frequently asked questions
Can I include a finished basement with either clean?
Yes. A finished basement is an add-on for either service. Select it when describing the home so the booking reflects the space you want cleaned, rather than leaving that level out of your plans.
Can I arrange cleaning without staying at the home?
Yes. It’s up to you. Many clients are out: leave a key with your concierge or in a lockbox, add entry details to your booking notes, and tell us how to lock up.
How should I maintain the home after a deep clean?
Set a maintenance routine. Put kitchen, bathroom and floor upkeep into your calendar, and keep a separate note of detail work for a future reset. Choose tasks around how you use the rooms rather than waiting for another occasion.
